San Francisco Office Lofts offers non-traditional office and live-work spaces for rent in downtown San Francisco. The spaces typically feature high ceilings, oiled wood floors, track lights, skylights and shower access. SF Office Lofts also has an occasional apartment, retail or conventional commercial space for rent. All of the rental spaces are owner managed by a friendly on-site staff. Rental spaces: Conveniently located on Market Street between 6th and 7th Streets, these units are just one block from the San Francisco Centre (Nordstrom's), Powell St. cable car to the South and just a couple blocks from the Civic Center to the North. There are BART stations one half block away at both the Fifth and Seventh Street intersections. See "Maps & Area Info" page for further information. The rental/management office is located at 1005 Market Street, 94103 Suite # 310. This building is located on the southwest corner of Market and 6th Streets and is directly across Market Street from the Golden Gate Theater . Office hours are generally 10 AM to 6:30 PM Monday through Friday. There is someone in the office during these hours except occasionally for a few minutes a couple of times a day when both staff members may be out on errands or showing spaces for rent. Click on the following desired type of rental space for a complete list of current spaces available: COMMERCIAL OFFICE/RETAIL SPACE Credit/income requirements: For the apartment and live-work spaces, a rental applicant(s) must have a gross income of at least three times the monthly rent as well as acceptable credit. The income requirements may be waived for full time students with proof of college attendance. Acceptable credit generally means no serious negative items such as collection accounts, evictions, judgments, etc. (a "30-60 day late" will probably be overlooked). Two or more established lines of good credit are preferred. Application fees: If you are interested in renting a space, you will need to complete a standard rental application (provided by our office) and submit the sum of $25 for each unmarried applicant, $30 for a married couple. The nonrefundable application fee must be cashiers check or money order. If you are accepted, you will need to give us a deposit on the desired unit equal to a month's rent and then pay the balance (see next paragraph) prior to or at time of taking possession. Security deposit/move-in costs: The total security deposit (there is no "last month's rent") is equal to one month's rent plus $200.00. We also require a full months rent paid in advance of taking possession. Therefore, a unit that rents for $650 per month will have a total move in cost of $1500.00 ($650.00 rent plus $850 deposit) plus the application fee. The initial "move in monies" must be cashier's check or money order - in succeeding months you may pay the rent by regular personal check. Lease terms: Six month lease that reverts to a "month to month" tenancy after the first six months. We will consider a shorter term than six months at a higher monthly rent - contact our office for more details. Noise/music policies: Although the live-work spaces and office lofts are commercial in nature, we have chosen to restrict the uses to those commercial activities that are quiet in nature. Specifically prohibited are activities that involve power tools or other equipment that generates any significant amount of noise. Playing of amplified musical equipment, recording live music and "disc jockey" activities are prohibited. Of course playing and/or recording music exclusively through headphones is acceptable. Cats with proof of spaying or neutering are generally accepted without any additional deposit. Dogs of any size are absolutely not permitted. Other pets will be considered on a case by case basis and may require an additional deposit. These rental spaces are easily accessed by both BART and the San Francisco Municipal Railway. There are BART stations at both 5th and Market and 7th and Market. Please consult "Maps & Area Info" page on this website for additional information on the Muni routes serving this location. There is no on-site or street parking at our downtown buildings; however, there are several parking lots/garages in the immediate neighborhood that provide both daily and monthly parking. The nearest is the parking lot on Mission Street between 6th and 7th Streets that backs up to the rear of the Market Street buildings. As of May 1999, parking cost is $140.00 per month/$7.00 per day. Other nearby locations offer covered parking and 24-hour access/security at higher prices.

Many of the live-work spaces are located in this building. Although the building has a brick facade, the exterior walls are concrete and there are concrete floors between each level. In addition, this building is not built on fill. Therefore, from a seismic standpoint, this building is a relatively safe structure. The corner location means that most units have views and plenty of windows. |
